The real estate market is filled with competitors, and you need to know everything you can in order to be able to win out, and get the best possible price for your clients. I ran across a post that gives you some basic steps to staging real estate by Myrl Jeffcoat. There are several great tips there, but I want you to focus on this one:
Kitchens and Bathrooms –
The most important rooms in a home are the kitchen and bathrooms. Make certain these are clean and neat. Counters should be cleared of clutter and gadgets, which are unnecessarily using space. Take away all those eye-catching refrigerator magnets, pictures, grocery lists, which have found their home on refrigerator doors and sides.
In the bathrooms, decorate with color-coordinated towels, rugs, soaps and flower arrangements. Again, make certain this room is really clean.

Not too long after I got my own real estate license, I learned pretty quickly that in modern America, the wife generally has the final say on which home to purchase, and she is usually most interested in the kitchen. In general, they want a large kitchen with a large pantry and plenty of cabinets, appliances that are close enough together to make cooking easy, and nice tile or wood floors to complete the picture. If you can capture the wife’s emotion around this area, you have a good chance of selling them the home.
